How to Apply Online
Prospective tenants have the right to provide the landlord with a portable tenant screening report, as defined in section 38-12-902 (2.5), Colorado Revised Statues; and if the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: charging the prospective tenant a rental application fee; or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report. See below for further details.

#1: Find the property you are interested in through our available properties page and note the property address that you will use on the application.
#2: Please read through our tenant qualifications to be sure you will qualify for the property. Application fees are not refundable so please be sure you meet the qualifications before applying.
#3: Call the office to check if the property is available. If a pending application has not been approved or if an application is approved but the deposit has not been paid the property will still appear on the website. Priority will be given to the first approved application but a completed application does not hold a property. A paid deposit will take the property off the market.

#4: Gather the things you will need for the application including driver's license and pay stubs. Please note that a portable tenant screening application can be accepted for a tenant application instead of an online or in-person application with CWPM. The portable tenant screening report would need to be no more than 30 days old. It would need to include the prospective tenant's name, contact information, verification of employment and income, last known address, rental verification, credit report, and criminal history for all federal, state, and local convictions.

#5: Prospective tenants will need to complete one online application for each adult who plans to live at the property. The fee for an online or in-person application through CWPM is $40 and no refunds will be given if an application is denied.

#6: Once an application is approved, tenants will need to make arrangements to pay the deposit as soon as possible. Payments can be made at the CWPM office or online. CWPM will not hold a property based on a completed or approved application. A property remains available until the deposit is paid for an approved application.

#7: All pets must be negotiated prior to the lease agreement being signed. Tenants with pets will be required to list the pets and the owners of the property on their renters insurance. Please read our pet policies and call our office to be sure your pets are approved by the owner of the property you are interested in prior to submitting your application.

​#8: CWPM works as an agent for the property owner. CWPM is not an agent of the tenant. Please read the full Broker Disclosure linked below. You can sign that you have read this disclosure as part of your application process.

#9: Please be aware that the online applications for CWPM are processed by a third party vendor and the $40 charge for your application will come from CBS Reporting or ACRAnet, Inc.
